Here we offer you the “Finest” Alaska has. It does not matter if your heart is set for angling; be it Rainbow or Salmon or if you just want to enjoy nature through the Wood River – Tikchik State Park and for more details on that please look it up on the Web. And if you are a trophy hunter it doesn’t get any better; be it the majestic Moose, a trophy size Caribou or the large Brown Bear present throughout this area.
It is here where lodges charge $7K to $8,000.- per week to fish the best waters Alaska has to offer. There are literally millions of Salmon coming up the Wood River and quite a sight to see if you have never witnessed this.
From here you can explore the numerous rivers and lake systems throughout the area, literally for hundreds of miles in breathtaking scenery only Alaska can offer.
The Log Structure is a showplace in its self, very tastefully finished and furnished and ready for new ownership. The ground floor consists of 5 Bedrooms, 2 Bathrooms including a washer & dryer, a large Kitchen with a Breakfast Bar and a Great Room with a large, Airtight Wood Stove with a Wrap Around Deck.
The upstairs consists of a large Recreation – TV room with a Bathroom and a Balcony overlooking the Great Room.
In addition, there is a separate Sauna building with a Hot Tub to sooth your tired arms after catching all the fish or the sore back of the moose hunter.
But that is not all! A large Garage/Shop building will store all your toys you may acquire. After all, what fun would life be without your “Toys”? Besides, it is a great place to process your fish and meat.
Private Well and Septic System, village Power, Telephone and Cable TV for your creature comfort. And best of all, there are no real property taxes.
What you will need is a large Jet Boat to explore the huge River and Lake system (see enclosed maps). You may also need some ATV type vehicle so you can go to the private airstrip, which is owned by the subdivision and has dedicated easements to it. The airstrip has one runway and one cross runway. I would guess each one of them being apr. 1,500’, which will accommodate most signal engine bush aircraft.
If you fly some bigger iron, there is an apr. 3,500’ runway less than a mile away and reachable by a dirt road where one also can also purchase Av Gas.
For a corporate buyer, you can land in Dillingham which is an all weather airport and also serviced by Alaska Airlines, so you have two choices to fly your own plane to Dillingham or use Alaska Airlines. From Dillingham a paved road will get you to the south side of the river and currently you would need someone with a boat to take you across the river.
But the well to do State of Alaska will furnish you with a bridge which should be ready within the next couple of years, at which point you will have a direct link to Dillingham for shopping, etc.
The affluent owners have moved on to other interests and areas and hope somebody will enjoy this place like they have over the last 30 years. I have personally been there many times to visit friends and can only say: It is an awesome place in a perfect setting that will never disappoint you no matter what you like to do”.
This is a property you have to see to get the full impact of what all you are buying. Truly a once in a life time chance. After all, one of the areas most successful lodges is located nearby attesting to the superior location.
Please note that this property can not be used commercially in any manner.
