What a find! What a Find! What a find!
The Newhalen River connects Lake Iliamna and Lake Clark; both of them are huge bodies of water, just teeming with fish. Red Salmon – Char – Rainbow, etc. And of course, for you hunters, we all know where there are lots of fish, there are lots of Bears. But you will also have Moose and Caribou.
This place is only about 6 miles up the river along a gravel road from Iliamna. A nice boat landing is just a bit farther up the road. From there you can explore Lake Clark, including some of the rivers draining into Lake Clark as well as the Newhalen River, close to where the rapids/waterfall dumps all the waters into Lake Iliamna.
The house itself is nearly finished on the inside (please check out the pictures) and comes with all the modern appliances, plus the seller is including all the tools, building materials, etc. as well as an 8’x20’ U-Haul truck. For the handyman there is a lot there; such as a shed, green house, and smoke house. There is also electric to the property.
This has to be one of the “Best” deals I have seen for a long time, as here you can fly in on daily flights from Anchorage to Iliamna, keep a pickup there and drive right to your property.
This parcel is just set back far enough from the river so one does not have to worry about any erosion. Plus it offers a stunning view over the river!
This is truly a “Bargain Price”, as land with road access and power in a remote setting brings an absolute premium. A parcel like this would be worth $70K or $80K if one could find one. And to fly building materials in to Iliamna from Anchorage can be a very expensive undertaking. In other words, there is no way you can duplicate what you get here for this price.
The Price is: $199,000.- seller prefers cash, as the underlying loan of $145,000.- is non assumable.
