US Survey 5151, Lot 1 – apr. 160 acres
Not quite 4 miles up the Squirrel River from the village of Kiana on the left (easterly side) is where you will find this great property. This is definitely something very special and not for everyone. As it is here where the winters are harsh and cold and long and yet the summers can be hot with daylight 24 hours a day.
This area is best known for the richness of wildlife; caribou, moose, grisly bears and wolves. The summers offer fantastic fishing and the area is best known for its Sheefish fishery, which are often called the “Tarpon of the north”. They are plentiful and relatively easy to catch and not uncommon to find them over 30 pounds.
It is a paradise if you like to spend time on rivers, as from here you can range out miles and miles on the Kobuk River, explore the Kobuk Valley National Park, the great Kobuk Sand Dunes and visit other native villages such as Selawik, Ambler, Kobuk, etc.
How to get there: one flies Alaska Airlines to Kotzebue and from there you can take a commercial air taxi to Kobuk. If you own an airplane yourself, well… you have it made. Building materials, boats, etc. would have to be barged to Kotzebue and transported from there to the site by boat.
Kiana is a friendly native village. There is also a lodge there where one could spend a few days. The owner is an old friend of mine and could be of great help once you finalize your material list.
A rare find and a great buy for a parcel this size! Since this is a native allotment it has to be processed through BIA (Bureau of Indian Affairs) and that process can take up to a year.
As this is native land the price is non negotiable,
but nevertheless a great buy at $200,000.- ! Terms are available with a large down payment, 10 year amortization on the balance with an interest rate of 8% APR.
