A cozy, warm and comfortable place where
you feel at home the minute you arrive.
Some of this has to do with the friendly
and knowledgeable owner/outfitter/fishing
guide and accommodating staff.
If hunting, fishing, bear viewing and
maybe even a little bit of whale watching
is the business you always wanted to get
in to, then this may just be the perfect
place for you!
The large, 24' x 80' main lodge is very
comfortable and nicely appointed with
all the creature comforts one expects,
with a large, well equipped kitchen, freezer
space/storage in the back plus an apr.
24' x 24' upstairs.
The 4 guest rooms are in the adjacent
building, which is apr. 20' x 80', with
the rooms having 4 beds each plus a toilet
and shower. In addition, there are 2 each
8' x 20' metal containers with a roof
connecting both of them, including a hoist
for hunters to dress out their trophy
and hang the meat in the containers to
keep it away from bears and other critters.
There is a guide house for your staff,
a jetty for boats, fuel storage area,
etc.
The very protected location is on an
apr. 5 acres Land Lease with apr. 23 years
remaining. The annual lease is $2,600.-
The location is fantastic for this type
of business, with the surrounding area
being nothing less than breathtaking and
no neighbors for miles. Well, except for
Mr. Brown, who may check in every now
and then.
The fishing is nothing less than fabulous!
Whether it is for Salmon, Halibut or Rock
fish. The hunting – well you all have
heard about the Kodiak bears and their
magnificent size, plus there is excellent
deer hunting and one may even do a little
bit of water fowling.
I personally can vouch for it as I successfully
hunted there before with my son and a
group of friends.
Transportation to and from the lodge
is provided by several commercial float
plane air taxis out of Kodiak. Kodiak
itself is reached by Alaska Airline.
The owner is an Outfitter and a not a
licensed guide, so as a buyer keep in
mind the Alaska Game Regs and we will
be more then glad to assist you with your
questions and or stir you in the right
direction to get the appropriate information.
The owner is getting up in age and with
him running a lodge in Idaho and Kodiak,
it is a bit too demanding for him and
here comes your opportunity to step in
to an ongoing business with all the hard
work already done. A young, energetic
person will find that the sky is the limit
for what you can do in the ever growing
fishing and hunting business.
The price is only $645,000.-
and to make things even better the owner
would finance a qualified purchaser with
a 50% down payment and a not too long
payoff.
(He said: "He wants
to spend it while he is still kicking".)
Interest rates would be
somewhere between 8% & 9% APR depending
on the terms.
