Everything that enters Alaska on wheels must pass through Tok, the first community in Alaska of any size. This 60 unit motel complex with its fully licensed restaurant and 50 space R V Park sits on the main and most direct route to the seaport of Valdez, with its halibut and salmon fishing, to Anchorage, Alaska's largest city and to the beautiful Kenai Peninsula.
Tok is strategically located a days drive from Whitehorse in the Yukon, Anchorage and Fairbanks. Most travelers going either way overnight in Tok.
The Golden Bear South has been servicing the tourist industry since the 1950's and is well known along the Alaska Highway. A considerable "Word of Mouth" clientele has been established over the years.
As Tok is in an unincorporated area no permits are required for construction saving considerable time and money. Septic systems are required to be engineered. There are no real property, personal property or sales taxes in Tok.
The vast majority of the annual income is generated in the summer months. Winter operation is about a break even proposition.
Not only do these properties provide an ample income they are situated in an area where you can hunt Moose, Caribou, and Dahl Sheep. Additionally there is a variety of small game and migratory birds. Trapping is also a winter option, though it has become more recreational than vocational lately due to poor fur prices.

60 Unit Motel, well maintained Guest Rooms, nicely laid out Facility with several buildings, Manager Quarters, etc. The 100 seat Restaurant facility is currently leased out. This place is popular with travelers and smaller tour operators. The adjacent RV Park with 50 spaces is very popular as Tok is the first spot as you come into the country from Canada and of course, for people who are leaving the state from Fairbanks or Anchorage.
Tok is a very nice, small community with bike paths, schools, grocery store, health clinic, church, etc. It will always be the first or last stop coming into the state or leaving. Both Facilities are shut down during the winter months, but it would be totally possible to open just a smaller portion of the Golden Bear South for some winter business. Although the close to 80 year (young) owner decided to be closed in the winter in order to pursue his own passions, such as trapping, hunting and snowmobiling through the Alaska wilderness.
