If you don't know, you should, this is
in the No. 1 snowmobile area in the state!
You start in early November and quit the
end of April and the riding; Well, it
is nothing less than Superb!! Miles and
miles of rolling terrain, but You pick
the level of expertise. Be it trails,
deep powder or maybe just a hill climb,
it is all there and then some.
The snow level in this area is usually
from 5' to 10' on the ground. And you
know, that is a lot of snow! While you
are out at the lodge you will be greeted
by one of the most stunning views you
have ever seen. No surprise, as you look
at the mighty Mt. McKinley from only a
1,000' elevation. No mountain in the world
can be viewed like that, where you look
just about 4 miles up in the air to see
the very top from where you stand.
Well, enough said about that. The property
itself, naturally takes in the vista of
the surrounding areas. No wonder people
like to stay there, the place is as clean
as it can be and the owners, Bob &
Sylvia, are delightful hosts complimenting
the locale.
Yes, it is just a small family operation
and the owners live there on a year round
basis, but what an opportunity for a younger,
like minded couple to live in a beautiful
place and make some extra income. One
could net around $30K to $40K a year with
some work and commitment to the business
during the winter season.
The owners take off in the summer to
travel, while you as the new owner may
well be able to attract equal business
in the summer time. The facilities are
there and The Mountain so many people
want to photograph will be there too,
with weather and a view better than one
will have taking a lengthy bus tour way
back in the Park. You have to see for
yourself and you will agree.
Access in the winter time will be by
snowmobile and in the summer time it is
about a 2½ mile trip by ATV north of the
Petersville Road.
The Facility itself consists of the main
building, apr. 2,000 sq. ft. (1,000 on
each level). There are 5 guest bedrooms
upstairs, plus a master bedroom with its
own bath. In addition, there is another
guest bathroom, plus two more guest bathrooms
downstairs.
The Kitchen is well appointed with all
the modern conveniences one expects. There
is a large living area with satellite
television (Internet would be available),
telephone/fax and tables to accommodate
up to 40 people. Keep in mind, the lodge
is serving food, from breakfast to dinner
and to top it all off, they have a full
Beer and Wine license to quench your thirst.
The lodge is heated primarily by a big
wood stove and each room has supplemental
heat for a cold day. The 3 cozy cabins
each sleep 6 comfortably and rent each
cabin for only $110.- per day. While the
rooms in the lodge are $65.- per day and
sleep 2 to 3 people.
A separate shower house has 3 toilets
and 2 showers for the cabin guests. In
the back of the shower house is where
you will find the two Northern Lights
diesel generators, one 16kw, one 10kw,
filters and pressure tanks for the water
system (well), which is fully DEC approved.
The same holds true for the septic system.
The large 24' x 24'cold storage shed
houses all the toys you need for the operation.
Which includes; a Polaris 6 wheeler, a
Ski Doo Super Wide Track snowmobile, plus
the real work horse, a Nodwell, which
is a large track rig used to haul in all
the fuel, gas and propane (the lodge sells
gas to snowmobilers).
As one can imagine this is a lot of work
for two people, but well worth the effort
to spend time in paradise. Great for a
retired couple too young to call it quits.
The price for all of this is only $425,000.-
with no extra charge for a Million Dollar
View and all the Wildlife. In many places
you could not even buy a house for this
price. Just look at all you get and you
will agree.
