  And
best of all, only a ½ hour flight from Anchorage on a remote lake with access
to the finest fishing streams; i.e. Lake Creek, Fish Creek and many other tributaries
throughout the Yentna River system.
It
is here where you can get away from the crowds, view McKinley while enjoying a
glass of fine wine or watch a variety of wildlife (moose-bear-eagles-loons-swans,
etc.) indigenes to the area. There is a State of Alaska Beer & Wine dispenser
license for the premises.

The
Facility was built in the late 80's, early 90's and the owner spared no cost.
The main building is built with massive hand hewn logs and is quite impressive.
It is over 3,100 sq. ft. with a 3 room owner's suite, bathroom, etc. A large sit
down bar area / game room, a huge dining room with room for 30 guests (if needed)
and a fantastic kitchen (stainless steel) with a commercial stove, oven, and the
finest in refrigeration. All of which has been approved by the Dept. of Environmental
Control. In addition, there are 5 log guest cabins (apr. 16'x20') with 2
beds each, bathrooms, showers, refrigerators and wood stoves. Plus there are 4
more guest cabins, which are 16'x16' frame construction, and have 8'x8' additions
for showers, toilets and refrigerators. They are all fully furnished.

For
the wintertime, there is a caretaker cabin, 16'x24' frame construction, which
is totally self sufficient. A 16'x72' frame building, with covered boardwalks,
has 7 rooms for; employees tackle shop, 2 showers & toilets, freezer room
plus a walk in cooler and freezer. There are two separate generator buildings,
with one housing a Northern Lights 20k generator and the other one for a smaller
spare generator.

The
work shop, which is 16'x20' with an 8'x20' addition, is fully equipped with welders,
wood working machines, mechanical tools, etc. Additional buildings include:
a parts storage cabin, 16'x16', a pole barn, 24'x16', a smoke house, 8'x8', large
enough for a full moose or you may want to try the owner's special pork belly,
and last but not least, a fully covered outdoor wood oven especially made in Europe
for baking European breads, pizzas and other such items.

The
septic system is fully approved by the Dept. of Environmental Control for 24 people,
a rare occurrence for the "remote areas" of Alaska. The owner
used the Facility as a corporate retreat, for his employees and associates and
therefore has no book of business. Family reasons dictate a sale.

The
seller has $2M invested in this property but will sell the property for substantially
less. His loss can be your gain. This is definitely one has to look at to
get the full appreciation for what is there, plus you need to have a use for yourself
and or be connected in the travel industry to realize the full appreciation of
this investment opportunity.

The
Facility is on apr. 9.3 acres with lake and creek frontage, of apr. 1,000', including
a helicopter pad. Fly in access only. Boat or snowmobile
access possibly. $595,000
