The Tsiu River - Bering Glacier area
is like finding "Paradise" on
earth. Mostly undiscovered by tourism,
Eco tourism, hunters or fishermen and
yet it offers probably the best hunting,
fishing, Eco touring of any place I have
seen and then some more.
For those of you who are not familiar
with this area, it is apr. a 100 miles
south easterly of Cordova. The flight
out there alone will be a life time experience
and a photo opportunity second to none.
As one flies across the Copper River
Delta, known for its world renown red
salmon run, the flight will take you along
the rugged coast line, green meadows and
forested areas towards the huge and one
of Alaska's largest glaciers, the Bering
Glacier.
On this very flight you might count dozens
of bears foraging the many drainages for
salmon. You may also see on this flight
moose, black bear, brown bear, eagles
and numerous water fowl or some migrating
whales along the coast.
The air taxi will land you on a small,
private airstrip near the Tsiu River between
the ocean and the glacier right in front
of the Lodge. The airstrip is shared with
another operation at the opposite end
of the strip.
The Lodge, as it is now, has been in
operation at this location since 1994,
although the owner operated many years
before that from the same location, but
with a lessor facility. The Lodge itself
was built by a craftsman from large, authentic
beach logs and truly has an aesthetic
feel (see photos).
There are "7" guest cabins,
staff quarters, a laundry cabin and a
shop complete the improvements. Everything
is connected by an elevated boardwalk
and all the cabins/buildings are hooked
up to a pressurized DEC approved water
system and DEC approved septic system,
offering showers, toilets, sinks, etc.
DEC approval is a very difficult and expensive
process, but a necessity to be able to
provide 1st Class Service.
The owner currently operates only during
the silver salmon season, which is from
apr. the middle of August to the middle
of October and offers during that period
world class silver salmon angling. As
an added feature, there is bird hunting
during the opening. After all, this property
is located on the Pacific Flyway, the
major passage for most of the water fowl
on their return flight to the Lower 48.
This is truly a successful, Turn Key
Operation, and showing well over $300K
in bookings for this coming season!
There are opportunities galore to expand
the operation! Spring steel head fishing
(late April into mid May); bear or moose
hunts (guide license necessary); Eco Tourism
during the summer months, such as kayaking
the Bering Glacier area, observing feeding
bears on the coastal plains, catching
Arctic Char at the mouth of the Tsiu River
or bird watching as this area is known
for some rare species.
The owner's other business interest does
not leave him enough time to pursue this
operation to its full potential. One could
say, "His loss, your gain".
Upon my visit I saw only happy faces,
as the fishing was outstanding (early
October), they even got a few birds and
everyone was pleased with the accommodations,
the kitchen and guides. The European chef
was preparing 1st class meals
and the service was excellent. Most of
the help has been there for many years
and would wish to stay on.
There is roughly $200K worth of inventory
included in this sale, anything from boats,
motors, fishing gear, generators (1 each,
40kw and 12kw), 4 wheelers to satellite
television, phone and Internet, welding
equipment, tools, etc.
The price for all of this,
including the ongoing business is $850,000.-
The land, apr. 2.1 acres,
is leased from the City/Borough of Yakutat,
due to the lack of private land in the
area. (One may be able to purchase the
land outright from the Borough)
A 30 year lease began
the 1st of October, 2000, with
a lease payment of $2,800.- per year.
