    Property- Lot D of State Land Survey 75-73
    Filed under plat 78-97, Anch. Recording Dist., Alaska

    Location and size: This property is 4.48 acres, plus cabin and shed, located on the Yentna River roughly between Lake Creek and the confluence of the Yentna and Skwentna Rivers.

    The lot is located on a small bluff overlooking a treed island on the Yentna River approximately 63 miles northwest of Merrill Field in downtown Anchorage. GPS coordinates for island: 61° 51.08' N. Lat., 151° 03.83'.

    Access: The property is reachable by boat, snow machine and/or plane, depending on the season and water level of the river.

    Description: The lot is hilly, openly treed with older spruce and birch trees with small open areas of highbush cranberry, alder, wild roses and grass, and (toward the nearby 'pothole' lake) grassy swamp with small black spruce and small willows. There is a steep bluff that runs along the river frontage; a treated lumber stairway runs from an informal 'boat landing' up to the trail that goes to the cabin. The cabin itself sits back from the river and bluff; nestled in a slight dip, the front (2-story) of the cabin faces roughly south, looking out toward the back (1 story) faces roughly north with a partial view of Mt. Yenlo.

    Cabin- qeneral: The cabin is partially finished inside-and quite livable and comfortable, winter or summer. It was started in 1989.

    Structure: The structure is 2x6 lumber, 16" on center, in the walls; 14" (?) TJI (beams), 24" on center (with hurricane-ties) in the ceiling, and 9W' (?) TJI in the floors. All outer walls & floors are insulated with 6" of fiberglass, the roof with at least 6" of fiberglass. The roof is heavy steel roofing. The foundation is three 16" (?) glue-lam beams supported by treated 4x4 treated posts. All windows are thermopane, 9 in all. The exterior is T-111, painted, with the exception of the highest front corner. The doors, 3, are steel; there are 2 outside access doors, 1 on ground level, 1 reached by stairs. There is a deck door (not ground accessible) and deck frame off the living room. The deck boards are removed to reduce snow load damage.

    Utilities: Electrical power can be provided by an AC generator (not provided) or the 12 volt battery system (batteries need replacing) and a DC generator. Water must be brought in or collected from the roof to rain barrels under the house. There is a DC pump system to move water from the barrels, filter it and store it in a tank in the bathroom; this can be pumped to the kitchen sink only. "Gray water" from the kitchen & bathroom sink and the bathtub drains exits into a perforated 55 gal. steel drum buried under the cabin. There are AC outlets wired-in on all 3 levels and outside; there are several DC sockets wired, too. Propane is used for cooking and (if needed) lighting. Heating is provided by a 30,000 BTU oil furnace (with a 5 gal. tank) in the lowest level; a small kerosene stove can be used to augment heat in the bedroom or bathroom.

    Cell phone service may be available from ACS or MTA.

    There is no well or septic system. Refuse from the portapotty is just dumped in an inconspicuous spot away from the cabin.

    Upper level: Living room, dining area and kitchen. See drawings of exterior and interior floor plan.

    The living room area is furnished with a recliner & magazine stand (table), couch/loveseat with two end tables, a 110 v. AC floor lamp and a 12 v. DC reading light; a propane light is also provided. There is also a dining table (4 place max) with 2 chairs, and an elderly, small, color TV which runs on AC or 12 v., and a 12 v. CB Radio w/outside antenna. The antenna for the TV is hung permanently downstairs in the workroom. The rest of the paneling for the living room is behind the couch.

    The kitchen area has a countertop on each side, supported by cabinets; there are also 3 wall cabinets. double sink, an under-counter size AC refrigerator, also (AC) a small microwave, coffeemaker and a blender. There are lots of pots and pans, glasses, dishes and silverware, kitchen utensils. The propane range has 4 burners, an oven and a broiler. There is a propane light over the range, an AC light over the sink and a DC light under a cabinet.

    The sundeck is off the living room and not accessible from the ground (no large, furry, black unexpected visitors!). The decking is removed in winter. There is new, treated material to replace the entire deck structure in the shed! Caution: the deck has no railing installed!!

    Some trees left near the south side partially shield the cabin from the summer sun. Middle level: Bedroom, bathroom and landing closets.

    Stairs lead down to the landing where 2 clothes closets are located; the bathroom is to the left, the bedroom to the right.

    The bedroom contains a large dresser with a mirror, a queen-size bed with a good air mattress, and two night stands. The bedroom window looks out toward the river, island and Mt. Yenlo. The bed has an AC electric mattress-pad type heater to pre-warm the bed (until you turn the generator off). There is a small AC light on the dresser, plus a kerosene lamp, and a DC light by the bed. The room is paneled, but the ceiling is unfinished.

    The bathroom has a portapotty (flushing/self-contained), a bathtub, a lavatory and mirror. The sink and tub/shower are not plumbed with water, but have usable drains. The big bathroom window has an outer cover to keep furry critters from visiting when you're away. There is a kerosene stove to warm things up for a shower (Sun Shower). There is AC lighting at the sink and a DC light for night or other times. The room is sheetrocked and paneled.

    Lower Level: Work/utility room and storage.

    The lower level has the small chest freezer (AC) and the 30,000 BTU stove oil/diesel furnace. The full-size TV antenna is hung from the ceiling to protect it from snow and wind damage. There is a big stack of building material-sheetrock, flooring, paneling to complete the interior of the cabin, except for ceiling panels. There are various electrical and hand tools, also various building supplies which will stay.

    This room could be partitioned into a small bedroom and utility room.

    The Shed: The shed was built in 2001 and is 8x12 feet, uninsulated and has double doors. It is built solidly to hold heavy items like the generator or building materials (like the deck replacement materials there now) or even a snowmachine. The roof is steep and made of steel. The generator wiring is installed and buried to the cabin... unfortunately the generator just died after a long life. There is AC lighting inside and outside when a generator is running. There is a trap door (under the building materials, now) that goes to a unique `refrigerator' for use in spring or summer, or to keep items from freezing in winter. It is a heavily foamed, galvanized trash can and works quite well; bears can no longer get into it now.

    Note: The cabin is located in an area that can get very deep and heavy snows. There may be winters when the roof should be shoveled if possible to avoid damage; there are usually some area residents who can help with that. Caution: Heavy snow loads can slide off the roof, sometimes in one solid piece!! Use care when snow machining or walking behind the cabin in heavy snows.

    Skwentna area amenities:

    There is an airstrip at Skwentna. When the water is high at the island and there's no room to land my plane, I fly into Skwentna. The folks at the roadhouse will mind the boat for you for a small fee.

    The fishing for kings and silvers is great at areas like Lake Creek, Fish Lakes and the slough across from Skwentna!

    The Iditarod Sled Dog Race goes along the Yentna River and through Skwentna some years.

The area can also be reached by boat or snowmachine from the Deshka Landing.
