    Two Remote Wharehouse Mountain, Dillingham Parcels for Sale

    Alaska State patent to ADL No. 206463, a 4.08 acre open-to-entry parcel in the Wharehouse Mountain area north of Dillingham. The patent is recorded in the Bristol Bay Recording District. The parcel was surveyed (Alaska State Land Survey No. 89-3) by Greg Maxwell in 1990 and is located within Section 22, Tract "A-1" Township 12 South, Range 56 West, Seward Meridian, Alaska.

    Commencing at the Alaska Division of Lands Interior Road Survey Monument G located in Section 22, Township 12 South, Range 56 West, Seward Meridian, thence Northwest 290 degrees 421 feet, thence North 0 degrees 72 feet to corner No. 1, the true point of beginning, a square painted red spruce post with placard attached; thence Northwest 290 degrees 600 feet to Corner No. 2, a square painted red spruce post located at least 30 feet from the interior trail and common with J. Rupp (ADL 206490) corner No. 1; thence North 0 degrees 245 feet abutting said Rupp's Lot line 4-1 to corner No. 3, a square painted red spruce post common with said J. Rupp's Lot line 4-1; thence East 90 degrees 590 feet to corner No. 4, a square painted spruce post; thence South 180 degrees 365 feet to Corner No. 1, the true point of beginning of this metes and bounds description.

    Alaska State patent to ADL 202283, a 4.84 acre open-to-entry parcel in the Wharehouse Mountain area north of Dillingham. The patent is recorded in the Bristol Bay Recording District. The parcel was surveyed (Alaska State Land Survey No. 89-4) by Greg Maxwell in 1990 and is located within Section 15, Tract "A-1" Township 12 South, Range 56 West, Seward Meridian, Alaska.

    Commencing at the Alaska Division of Lands road survey marker C in the S1/2 of Section 15, Township 12 South, Range 56 West, Seward Meridian, thence North-northeast 022 degrees 44 feet to Corner #1, a squared, painted sprucewood post; North 360 degrees 250 feet along and 50 feet from a small stream to the west to Corner #2, a sprucewood post; thence East 90 degrees 550 feet to Corner #3, a 4" x 4" post constructed of 2" x 4" boards; thence South 180 degrees 450 feet to Corner #4, a 4" x 4" post constructed of 2" x 4" boards; thence West-northwest 290 degrees approximately 585 feet, along and 35 feet from an existing trail to the south to Corner #1, the point of beginning of this metes and bounds description. A 20 degree magnetic declination was used.

    Directions:  Proceed West and North out of Dillingham, Alaska on Lake Aleknagik Road approximately 8 miles to the beginning of the Wharehouse Mountain Division of Lands Surveyed Road system. Beginning at ADL (Alaska Division of Lands) Primary Monument A0, proceed Southwest along Wharehouse Mountain Road/Trail system approximately two miles to ADL Primary Monument G. Commencing at the Alaska Division of Lands Interior Road Survey Monument G located in Section 22, Township 12 South, Range 56 West, Seward Meridian, thence Northwest 290 degrees 421 feet, thence North 0 degrees 72 feet to corner No. 1, the true point of beginning, a square painted red spruce post with placard attached; thence Northwest 290 degrees 600 feet to Corner No. 2, a square painted red spruce post located at least 30 feet from the interior trail and common with J.     Access:  Driveable road from Dillingham on Alegnagik Lake Rd to beginning of Wharehouse Mountain Division of Lands Road/Trail system. The road system is well marked with ADL monuments along its entire length. We do not know the status of the trail/road system at this time. At a minimum it is good hiking trail and possibly good for ATVs, as well.

    Waterfront:  The parcel is located south of the Otter River. The north boundary of the parcel is just a few hundred feet from the Otter River. The northwest corner of the parcel abuts a small two-acre pond.

    Fishing Season:  There is excellent seasonal fishing for salmon, dolly varden and trout in many of the lakes, rivers and creeks in the Dillingham-Wharehouse Mountain-Lake Aleknagik area. Dillingham is a coastal town with a large commercial fishing fleet and many salt water fishing opportunities. It is located at the confluence of the Wood River River and Nushagak River, where they form a bay along the coast. This area is considered a prime fishing area for rainbow trout and salmon. Salmon and trout are present seasonally in the Snake and Otter Rivers. The Snake River drains out of the huge 20-mile long Nunavaugaluk Lake which is about 3-6 miles northwest of the Wharehouse Mountain ADL Road/Trail system. The Otter River drains into the Snake River. Lake Aleknagik is accessible by good road (Lake Aleknagik Road) approximately 8 miles north of the turnoff to the Wharehouse Mountain ADL Road/Trail system.

    Soils:  Well drained sandy loam type soils, rocky in places, and lowland bogs. This parcel is dry and would afford a good building site.

    Area Description:  The parcel is on dry ground in a mixed deciduous and conifer forest. The area is private and relatively remote. Winters can see substantial snow on the ground, but temperatures are moderated by proximity to the ocean. Elevations above sea level are in the 50 to 150 foot range. Wharehouse Mountain to the northwest rises to about 2100 feet above sea level. The rivers and creeks cut through lowland bogs in places where they approach the coast.

    Trees/Vegetation:  The dry ground (usually above 15-20 feet above sea level) in the parcel area support a heavily forested mix of deciduous and conifer trees. Lowlands can be swampy and boggy.

    View:  There are territorial views through forest canopy.

    Topography: Rolling ground topography with small hills and scattered lowlands. Numerous small creeks/feeder streams in lowland areas. Highest elevations in the immediate area are 200-300 feet above sea level.

    Recreation:  Hiking, fishing, boating, float planes, biking, ATVs, ocean access, town of Dillingham, snowmobiling, cross country skiing, etc.

    Utilities:  none

    Buildings and the Inventory:  no structures, raw land
