Here you just about have it all! As there are not too many places I can think of where you can catch trophy size Lake Trout and Burbot, have Red Salmon coming by your doorstep and of course, you will have beautiful summers.
Never mind that Bears (they love their salmon), Moose and Caribou will be your neighbors.
You will not have too many visitors stopping by as this area is a bit hard to reach and it is best to have a jet boat. Not too big of one, where you will be able to explore the river and the smaller lakes.
The outlet is shallow and sandy, and you may want to be careful with your prop until you find the channel. Of course, in the winter the access is from Tolsona Lake and it is about a 20 mile plus trail. And it would be the best time to have building materials and bulky supplies brought in by snowmobile. If you are not a pilot yourself, there is an air taxi service on Tolsona Lake and it is a relatively short flight.
There is a basic cabin on the property, and as the old timers say: "Any old cabin is better than a tent". The cabin is apr. 12' by 16' and it comes with the basic essentials, including a wood burning stove to keep you warm during the cold, winter months. Good enough until you build your own dream mansion.
We have not assigned much value to the cabin, it is all in the land, as you have lake frontage, creek frontage and a lot of nice building sites on this nicely, treed lot. There is also an old trail system which makes it great to venture out and maybe stalk the Big One.
And for the low Price of only $2,500.- an acre, you can't go wrong.
And you would definitely be one of the bigger landowners in the area.
