This is an area that is very desirable, especially for Hunters as well as Fishermen, because it offers a very secluded setting with access into the Chugach Mountains for great Sheep hunting, maybe even a Mountain Goat, with the lower areas offering some fantastic Moose hunting and of course you may also see some Grizzly Bears roaming the area.
There used to be Caribou throughout the area, the Nelchina herd which consisted of 20,000 caribou, which migrated from this area every fall into Canada. But the recent huge wildfires east of the Canadian Border made them change their migration route.
The best or worst thing, depending on how you look at it, is the access to this area. If you be a floatplane owner, so be it. But flying in by charter, either from Anchorage or Tolsona Lake is a rather expensive undertaking.
I know of several owners who make it in by Argo in the summer, but it is certainly an adventure and can be a dangerous undertaking as you have to cross the Nelchina River. So, the best is to haul your building materials in from a turnout on the Glenn Highway just before the Little Nelchina Bridge in the wintertime.
Well, with that said, if you want something special, winter or summer, this certainly should "fit the bill", especially since rarely ever do we see property become available in this area.
Where else can you get 10 acres, great Hunting and Fishing, Northern Lights, and the Midnight Sun for a price like this.
