A gorgeous setting as only Prince William Sound can provide. This is truly a Fisherman’s Paradise, not to mention the breathtaking scenery with tidewater glaciers and deep blue water bordered by emerald forests.
This currently non operating lodge must be one of the easier places to operate in Prince William Sound, as here you have a large airstrip just across the sheltered bay from where you can bring in all your weekly supplies by mail plane.
Your guests can arrive by passenger plane from Anchorage or by boat from Whittier to the lodge. Either way a breathtaking trip in itself!
Personal reasons forced the lodge to be shut down the last couple of years. With that being resolved a new owner could start out with a well known lodge and location.
There is a large, 24’x 32’ main building built in 1987. In addition, there is a 20’x 36’ building built in 2006, plus a 16’x 28’ building built in 2002 and of course, the almost historic original building which is used as a shop that was built in 1947 and remodeled a few years ago (please read the Improved Property Fact Sheet for all the details) and of course look at all the beautiful pictures.
The fishing is for ALL 5 species of Salmon, numerous species of Rock fish, Crab and Shrimp.
For you Shutterbugs, here you can see breaching Whales on their migration to and from their calving grounds. You also can see the working of a fish hatchery which is across the bay or see what life is all about in the small, quaint native village of Chenega.
The Lodge comes equipped with all the essentials for your daily operation, but it has been brought to my attention that there is some encroachment, I believe the fuel tank. The property adjacent is owned by the Chenega Village Corp. I was also made aware that the septic system needs upgrading and there may have been some fuel spilled filling one of the tanks.
Of course you will inspect the property first before purchasing, so I leave it up to you what may or may not need attention.
For Location – Fishing and Esthetic Value, you couldn’t find a nicer place, as private, ocean front land in Prince William Sound is almost as good as non available, as most of it has been bought up. And with the cost of building in a remote area totally off the grid, you would have a hard time to replace what is there for the price.
The Price is: $800,000.- - No real property taxes in this area.
