Parcels like this one are a "Once in a Lifetime" Opportunity! Only about 300 yards away from the Gates of the Arctic National Park, located between 2 Rivers: the Kuyuktuyuk River and the Dietrich River.
There is apr. a mile of river frontage. The Dietrich River, which separates the Property from the pipeline/haul road, is a wide braided river running crystal clear and other than during heavy snow melt or heavy rainfalls in the mountains, can be crossed in knee boots.
A Federal Corridor of 5 miles wide and apr. 350 miles long, from the Yukon River all the way to Prudhoe Bay, is only open to hunt for subsistence hunters, although one may want to check the regs. as they do change.
There is great Hunting available outside the "Hardcore" Park area. The Park Preserves are open for hunting subject to verification. There are also vast areas open for hunting on the east side of the so-called Corridor.
For Game you may see legal Rams from the property and of course, there are Grizzly and Black Bear throughout that area.
In September Bull Moose and Cows wonder out of the Park area to occasionally put a show on right in front of the Cabin.
During the Caribou migration, early May or late October, there will be occasionally a thousand Caribou a day migrating right through the Parcel. Of course, during that time you will also see Wolves following their pray.
There is also a herd of Caribou that winter throughout that area.
Should you be interested in Trapping the fur bearing species through the area, there are: Fox, Lynx, Wolverines and Wolves.
A small Creek about 5' wide, flows through the center of the Property into a small, about 100 yards x 200 yards Pond, which empties into the Kuyuktuyuk River, providing great Arctic Grayling fishing.
In the spring Ducks, Geese and Migratory Birds from all over the World (Arctic Terns travel from South America all the way to the Arctic) rest in the Pond before they finalize their trip to the Arctic.
You will have Trumpeter Swans as your companion as many times they raise their young right here. But there is more, year-round you will have different species of Owls, in the summer Golden Eagles, Northern Harriers Hawks, Kessler and Peregrine Falcons nesting in the Valley.
The Land itself contains some Cottonwood trees and Alders with the majority having medium to large Spruce, both black and white. It is mainly gravely soil with an overburden and due to the excellent drainage, you may not find perma frost.
One may install a Satellite Dish with WiFi calling and Internet with a 12-volt powered solar system, although regular cell phone may become available as an Optic Cable has been laid to Prudhoe Bay.
The Improvements consist of two Hand Hewn Log Cabins; 1 being 20'x24' and the other 16'x16', the large Cabin is heated by an Oil Drip Stove with a 300-gallon fuel tank and the smaller cabin is heated by a Blaze King Wood Stove. Both Cabins have their own Outhouse. Cabins are built with 8" 3 sided logs.
There may be enough 3 sided Logs on the Property to build a 3rd Cabin.
A 40' lockable storage Van will provide enough storage for your Toys; Snowmobile, ATV and still leave some room for a Workshop.
Numerous Hand Tools, basic Furniture, etc. that will give you an easy start.
Certain Items the family is removing from the Property, such as guns, clothing, books, memorabilia and certain Items stored in the Van.
Access to the Property would be by road from Fairbanks, about 330 miles, a good day's drive. You go past the Yukon River, then Coldfoot, about 50 miles to the south of this area which has year round service and also has a large paved runway maintained year round (about an hour flight from Fairbanks).
By air one can use the Chandalar Airport, a gravel runway about 12 miles to the North (only maintained in the summer). One can leave a car at the runway to be used as a shuttle. A shuttle van during the tourist season can be used to drop a person off for a fee.
On the roadside next to the Dietrich River there is a large clearing to leave your pickup or….
There is an area cleared on the Property that could be used as a Helicopter Pad and Super Cubs can land both summer and winter right in front of the Cabin
This is a place you can enjoy with your friends and explore the magnificent sights and scenery in the bordering Gates of the Arctic National Park
If Hunting is in your blood, it hardly can get any better!
Or maybe you have the entrepreneur spirit, you could build a Tourist Facility second to none as there is nothing along this lonely road or have a World Famous Hunting Lodge. Lots of potential if you have the foresightedness and a few extra dollars.
