    You will definitely be the largest private land holder with the finest parcel there is on Alexander Creek as well as frontage on the Susitna River.

    Alexander Creek has been closed for the King fishery due to an over population of Pike.  Although you still can fish for Kings in the Susitna River as long as you stay away from the mouth of Alexander Creek, a certain distance as shown in the Fish & Game regs.

    Now there is still excellent Silver Salmon fishing, Reds and Trout.

    For those of you who do not know where Alexander Creek is, it is due west of Anchorage, around a 20 minute flight.  There is actually once a week mail service, as there may be 4 or 5 year round residents up and down the creek.

    There is excellent snowmobile access from various locations, from about a half hour ride or so.  Boat access would be from Willow – Deshka Landing which is a gated area and from there it is about 45 minutes by jet boat.

    This property by far is the greatest property in size and access as you can literally land a float plane right there.  Of course, with a large parcel like this, one could also build his own airstrip, if you do not fly on floats.

    Building materials can be brought in right from the Deshka Landing right to your property.  Some of the buildings are in great shape as there has been a caretaker that lived there full time in the past.  Some of the older buildings have a lot of character but may need a tweak here or there.

    But what it comes down to the value really is all in the land as that figures out to be only about $4,000.- an acre, yet 4 or 5 acre parcels on Alexander Creek with lessor access are going from $30K to $40K.  You do the math and then add the improvements in, now you see what I mean about what a good deal this is.
